Thanks for your interest! In real estate, there is a little window of time that we call “first look.” First look is the first marketing our team puts out about “coming soon” listings, before they hit the MLS, Zillow, and other sites.
There is usually a gap of several weeks while the home is prepared for sale. Sellers spend time cleaning the home, touching up paint, and getting ready for professional photos. Meanwhile, our team pulls together the marketing, the paperwork and gets ready for the “big reveal” when the home goes online and showings begin.
So, coming soon refers to the time between when a seller decides to sell, and when the public at large is aware of the home. During this time, we’ll post a “first look” when allowed by industry rules.
In the past, we advertised “coming soon” properties enthusiastically. However, the rules have changed. Due to a new policy enacted at the national level, agents are no longer allowed to share information about certain properties with the public more than 24 hours before that property goes live on the MLS.
Here’s how we’re handling that: If you’d like to hear about one of our “first look” listings, opt-in above. We will send you an email 24 hours before the home hits MLS, so you have a head start on considering the home. And when allowed by industry rules, we’ll email even earlier. (This applies to new construction) It is not uncommon for our listings to sell in the first week on the market, so hearing about a home 24 hours in advance of a listing will be extremely helpful in helping you find your next home.
