Personal Update: Tony is on the move
As I sit down to write this newsletter, Tony is now 8 months old. Everyone says the days are long but the years are short, and I’m starting to experience how true that is.
One particularly exciting development is that Tony is now mobile. Very mobile. He started crawling sometime in his 6 month of life. First, he could barely crawl, and I didn’t have much to worry about. Then suddenly, he could scurry across the entire living room, find the dog water bowl, dump it out and roll around in the puddle. He’s now climbing stairs and pulling himself up to standing and I’ve had to pry dog kibbles out of his tiny mouth more times than I’d like to admit. In short, he’s keeping me on my toes.
Interestingly, though, I don’t hate this. Yes, it’s a lot of work to keep him from licking shoes and chocking on things. But it’s also fun to watch him explore and exercise some independence. And since he’s also getting teeth right now, soon I won’t have to worry about the dog kibbles. I’ll just let him eat them. Just kidding. Sort of.
Who’s Junior?
Several of you got an email from us in August, and replied mostly because you were confused. We were still delighted to hear from you.
The lovely Morgan Pool on our team drafted up an email about a listing we had in August, and the opening line was “Happy Friday junior.” For those who don’t know, “Friday junior” means Thursday. And those who don’t know were… most of us. Including me. Who all thought that an email intended for Junior went to a bunch of our past clients and friends instead.
So, yes, that email was for you! And that condo sold right away, but several of you expressed interest in seeing it, despite your confusion about the greeting line. So we’re hoping to have another listing in that complex soon, and if we do, you (and our imaginary friend Junior) will be the first ones to know.
Market Update
As we head into the fall we are anticipating a few changes from the crazy Austin Market we have experienced over the last year and a half. With decreased sales and slower activity we can expect the fall to start to look similar to where we were in the fall of 2019 before the World Pandemic. For sellers, this means pricing your home competitively and expecting to spend a little more time on the market. If you’re a buyer, you may have the opportunity to go under contract for at, or even below the asking price. It’s important to note that every property is unique. There are a variety of variable that contribute to how quickly a property goes under contract. While the market seems to have slowed down, you can still expect multiple offers on properties that are located in desirable areas of Austin and are priced well.
A New Development on South Congress, 78704
WIRE Austin is working with Urban ATX on a new 16 unit project in Central Austin. Located on Lessin Ln off South Congress between Ben White and Woodward, this new community is close to Cosmic Coffee and other fun spots.
The community has not yet broken ground, so we don’t have much information just yet. In the coming weeks we’ll be finalizing the starting prices, the community name, the expected delivery timeline and other details.
What we do know is that the community will be a mix of free-standing homes and homes that share walls, with 16 units for sale between 11 buildings. The homes are designed by DMA (Davey McEathron Architecture), with whom Urban ATX has been working for years. Each home will have unique features and finishes.

Pricing the home appropriately and carefully reviewing offers resulted in closing the home over the asking price with favorable terms for the sellers. Congratulations, Tim and Amanda!
