Client Appreciation/30 Under 30 Part-ay
Be on the lookout for invitations this coming week for the party I’ll be hosting for you, my clients, on July 21st. Mark your calendars!
I want to throw a get together for several reasons. First, to celebrate Realtor Magazine 30 Under 30 and say thank you for your contributions to that! Not least being trusting me as your Realtor. Second, I’ve had the pleasure of working with some really awesome people, and I think you guys would enjoy getting to know each other. And last, because I think playing ski ball with you will be fun. So look out for the invite and can’t wait to see you there!
If you’re a client and you’ve changed your main email address, email me at email@example.com to make sure you don’t miss your invite.
Will You Help a Family in Need?
This request is very near and dear to my heart. A cousin of mine on my husband’s side, Skylar, is currently undergoing chemotherapy in Philadelphia.
One day Skylar was enjoying life as a four year old with some mild coordination issues. As they got worse, and her family got more worried, they scheduled her an MRI and that’s then the found the source of her balance issues. A large brain tumor.
She went into an emergency operation, which successfully removed the tumor, but it had spread down her spine as well, and was discovered to be malignant. Now she’ll be undergoing an aggressive round of chemotherapy.
I tell you all this not to ruin your day, but to ask for your help.
Her family’s home is several hours from the hospital in Philadelphia, which means they can’t commute back and forth every day. They’re staying in hotels in a city that is not exactly cheap.
If you are financially able and feel moved to contribute to this cause, please follow the link here: https://www.gofundme.com/skylar-migliaccio
As Skylar’s family aptly put it in the description, you can do a great service to her family by lessening their financial worries, so they can just focus on getting her healthy and getting her home.
If you are not in a position to contribute, you can still help. Would you keep Skylar in your prayers?
Thank you for your support. In summary, if you want to in help, here’s how.
- Follow this link and make a donation.
- Keep sweet Skylar and her family in your prayers
In June I saw strong activity in the market, some multiple offer situations and low inventory. That being said, not everything sells over night.
Interestingly, numbers for May in Travis County are down a bit from April of 2018 and almost equal with May of 2017. I try not to be too quick to draw conclusions from limited data like this. A lot of things could be going on. Maybe the homes that sold during May 2018 just happened to be smaller, or more condos, or whatever. In general, though, the trend is upward. And this kind of data just goes to show, we can never know what the “best” month is going to be to buy or sell. Sometimes it’s May. Sometimes it’s December. And we never know until afterwards.
The Funky Homes of Austin Podcast
I released a podcast in June called “The Funky Homes of Austin Podcast.” You can find us on the iPhone podcast app, iTunes and my website. I think we’re on the Android app too but since I don’t use one I’m no help there. But anyway, we’re in the main places you’re ‘sposed to be.
The purpose of the podcast is to save me time by answering once and for all the questions you people ask me every day. Just kidding! But actually, I did set out to solve the conundrum “How can I get more good information to more people without working myself to death?” And the answer was “record myself answering their top questions, and release it into the world to see what happens.”
So far, so good. Many of you have taken the initiative to listen to an episode on a topic relevant to you, answered your own questions, and freed me up to do more valuable work on your behalf. So thanks! This is going well.
If you haven’t listened yet, check us out here (or on the podcast app): http://isabelaffinito.com/category/podcast/
Topics so far include lending, staging, permitting and community property.

Congrats to the O’Connors on their new home purchase in our neighborhood, 78741!
I’m excited for Amanda going under contract on a gorgeous new condo that’s under construction at The LAAN Residences in SOLA.
We’re currently working with several buyers who are looking for the following.
$375K range, low maintenance single family home. Maybe condos and townhomes. Location is flexible within about 20 minutes of downtown. Newer homes with low maintenance yards ideal. 3 bedrooms, 2.5 bath and larger. 2 car garage. Timing: between now and October 2018.
$400K range, central Austin. 1 bed+. Would consider condos, townhomes and single family. Newer, move-in ready. 78704, 78741, 78702. Timing flexible between now and January 2019.
$600K range. Maybe as much as $800K. Downtown condos. Would also consider small bungalows 78704 and east side, but we’re probably talking downtown condos on the lake, like Milago. 2 bedrooms. Natural light a priority. Have a coming soon in Milago? Let me know. We already know that building could be a fit. Timing flexible.
Lots and tear downs in 78704. Chris is on the hunt, and he’s looking for one more buildable lot in 78704 this month, before he’s at capacity and needs to take a breather from acquisitions for a while. Have a lot in 78704 or a tear-down home? Let us know. He just might buy it.
Both condos, both central.
